The general consensus from property companies, landlords and occupiers alike is that there must be clear signposting, consistency, flexibility and a balanced regulatory framework when it comes to sustainability in property. At present we have the BREEAM system (Building Research Establishment Environmental Assessment Method) during the design/construction phase of a building, which can be also be used during an office fit-out (although there is not a specific method for this), along with an EPC for each building, which as of July this year will have to be displayed on agents particulars for every building they are marketing. One of the main problems with EPC’s is that they only assess the environmental performance of the building itself and do not take into account the ongoing ‘real’ level of energy consumption during occupancy.&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="margin: 0cm 0cm 0pt;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="margin: 0cm 0cm 0pt;"&gt;&lt;span style="font-family: Calibri;"&gt;One idea which has been successfully used in countries such as Australia is the introduction of Energy Labeling in buildings, where government have lead the way by only occupying space that is rated in the top bracket for sustainability and energy efficiency. This has been followed by the majority of other multinational companies within the country eager to do all they can to promote their public image, with the added benefit of some considerable energy cost savings. As you can see the energy saved from making many of the above improvements can provide significant IRRs to assist the business case. However, because of the traditional landlord and tenant relationship, the landlord will not directly benefit from making these improvements and this therefore reduces the attractiveness to a potential investor. For improvements such as these to be made there will have to be a sharing of improvement costs between landlords and tenants.&lt;/span&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="margin: 0cm 0cm 0pt;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="margin: 0cm 0cm 0pt;"&gt;&lt;span style="font-family: Calibri;"&gt;It was concluded that there are a number of cost effective energy efficiency improvements that can be made to existing commercial buildings, and applying these to older and period office buildings in particular during refurbishment can result in significant energy savings.
